The property has three large flat screen TV's with FREE Wifi, Netflix, Amazon and STAN available. Port-a-cot is available upon request. Fully air-conditioned. No Smoking, No Pets, No Parties.

Self contained four bedroom house with king bed in the main bedroom with en-suite, queen bed in the 2nd room, bedrooms 3 & 4 both have two twin singles. Fully equiped kitchen with tea & coffee. Two lounge rooms both with flatscreen TVs & Netflix, Amazon & Stan. Family bathroom has a bathtub. Patio overlooking small garden. Air conditioned. Laundry with washer & dryer. Free Wi-fi. Off street parking and room for larger vehicle parking on-street. Port-a-cot available on request (guest to bring own cot linen).

Cancellation Policy

Free cancellation within 48 hours of booking. After that full refunds (less a $50 booking fee) are possible only with a minimum of one months notice. If less than one months notice is given payment is forfeited unless the property is re-let for the full term of the booking. No refunds of any unused portions of a holiday rental are given.

A security deposit (bond) of $1000.00 is required to cover any additional costs incurred as a result of breach of the Holiday Rental Agreement including any breakage damage or excess cleaning requirements which occur due to the guests occupying the premises. The bond is payable a minimum of 7 days prior to arrival. Operator will e-mail you details.

No Schoolies bookings or bookings for groups under 25 years of age will be allowed. Any booking made and paid for online that does not adhere to this condition will be immediately cancelled and refunded less a 20% booking fee. We reserve the right to cancel your accommodation during your stay or upon arrival no refund will be offered in this case.

EXTRA GUESTS: our house comfortably sleeps eight adults in beds (plus one infant in the cot).

We do not allow people to sleep on our floor or lounges.

Any booking found to have more than eight people stay overnight will be deemed to have broken our House Rules.

Should this occur we will:

* immediately cancel your booking
* immediately evict guests
* charge an additional fee for professional steam-cleaning of lounges carpet and rugs
* charge an additional cleaning fee for the additional linens used
* charge additional fees for any damages caused.

1).Payment of the holiday rental fee constitutes the guests acceptance of the Holiday Rental Agreement and all Terms and Conditions.
